Non-Domestic Energy Performance Certificates (EPCs)

I am happy to provide the most competitive rates for Non-Domestic EPCs all across Southern England. A common method across the industry is to charge based on the floor area of the property. However, I am happy to look at every case individually and provide a quote based on the cost of travel and time to complete the EPC as a whole.

This allows me to provide the most economical rates I can, especially on larger buildings and for jobs with multiple buildings in the same area. Please enquire providing a brief description of the building, its approximate size and its location. I will not charge travel costs for locations in and around Portsmouth.

As an indication, my current price (as of May 2024) for an EPC for a single building of up to 150m2 in floor area would be £135 + VAT

SBEM/Building Regulations UK Part L (BRUKL) Reports

My cost for this service starts at £99 + VAT, plus £35 + VAT for the lodgement of the new build EPC should you require this.

The overall cost depends on the size of the project and information/documentation/specifications available and then amount of simulations that you wish me to carry out to help reach your target. However, all costs will be outlined in advance…. nothing hidden whatsoever. Within the initial assessment, if your building fails to hit the Part L targets, I will include at least 2 building simulations to show how passing Part L can be achieved.

 

Domestic EPCs

I have a flat rate of £55 + VAT per Domestic EPC for buildings in the Portsmouth area. However, if you have a domestic property that is attached to or in the vicinity of a building that you have instructed me to do a Non-Domestic EPC for, then I will be happy to do this for £45 + VAT in addition to the quote for the Non-Domestic EPC.

As always, I am happy to provide quotes for Domestic EPCs outside of Portsmouth which would include the flat rate, VAT and travel allowance.

 

Display Energy Certificates (DECs)

The cost of your DEC for the first year, including site visit and production of the DEC and accompanying Recommendations Report will depend on the building size and location. Typically, my costs will range between £120-£300 + VAT for this service, with the top end of this price range only applying to very large buildings.

However, I have carried out jobs of multiple DEC assessments on many occasions, including sites with more than one building that require DECs and other jobs which involve travelling between different sites in the same region and I am happy to offer more economical costs should you wish to opt for my services.

For the annual desktop renewal, I currently charge a flat rate of £79 + VAT and this will only ever increase in line with inflation.

 

MEES/EPC Rating Improvement service

Please note the very useful MEES/EPC rating improvement advice service that I also provide. If your building fails to hit the magic E grade to comply with the Minimum Energy Efficiency Standards (MEES) (please see MEES section for more details) or you are simply interested in how to improve your building to a certain grade, then I am happy to advise you and carry out simulations on the SBEM or RdSAP software to work out how to achieve your desired grade.

You may have failed MEES due to having high usage lighting and I will tell you whether changing the lighting will bring your building up to the grade.

Alternatively, you may be a project manager tasked with carrying out a complete refurbishment comprising lighting replacements, installation of insulation, a new boiler installation, new air conditioning units…… ok, the list goes on.

In any case, I am happy to do the calculation work and advise you of the results and offer recommendations should you wish to improve the rating further.

Costs for this service will depend on the level of work that is expected – there may be a few simulations that we would need to carry out in order to get your expected EPC rating up to the desired level

As registering an EPC involves registration fees, if I have calculated a building to have a rating of F or G, as standard practice I will provide a draft (not legal) EPC. You can then have the option of having the EPC registered (this is of course included in the original quote) or whether you would like to take up the MEES Rating Improvement service.

I will then invoice for the total of the works at that point and then await your call to when you would like me to review.

A further site visit would be required to take photos and notes of the new improvement (this is necessary for my own auditing purposes). The cost of this would be dependent on your building’s location although I will endeavour to provide you with the best possible price for this.
